When an aging boiler begins to lose efficiency or reliability, replacing it with a modern, high-performance system can make a significant difference in comfort, safety, and energy savings. Recently, Optimal Plumbing completed a full boiler replacement project that showcases our detailed process, technical expertise, and commitment to doing the job right the first time.

Project Overview

For this project, our goal was to safely remove an existing boiler and install a new high-efficiency MODCON ELX-800FBN boiler, seamlessly integrating it with the building’s existing infrastructure. Every step was planned to ensure safe operation, code compliance, and long-term reliability.

Safe Decommissioning & Removal

Safety always comes first. Our team carefully locked out and tagged out all electrical and fuel sources before beginning work. The existing boiler was isolated from the hydronic heating system, fully drained, and disconnected from all associated components, including gas piping, water lines, electrical connections, controls, and venting. Once disconnected, the old unit was removed from the site for proper disposal.

Installation of the New High-Efficiency Boiler

The new MODCON ELX-800FBN boiler was set and secured in the location of the previous unit. Our plumbers reconnected all critical systems, including:

• Natural gas piping, modified as needed for a secure and safe fit

• Supply and return water piping aligned to the new boiler’s specifications

• Venting and air intake adjusted to meet manufacturer requirements and local codes

• Electrical supply and controls integrated with the existing system

Every connection was completed with precision to ensure safe and efficient operation.

System Commissioning & Testing

Once installed, the hydronic system was refilled, purged of air, and thoroughly checked for leaks. We then performed a complete system startup following manufacturer specifications, testing all safety controls and performance metrics to confirm the boiler was operating efficiently and correctly.

Clean Jobsite & Responsible Disposal

Throughout the project, we maintained a clean and organized work area. All debris and materials were removed, and the old boiler was disposed of in an environmentally responsible manner—leaving the site clean and orderly upon completion.

Permits & Warranty

Optimal Plumbing handled all required municipal and state permits for this boiler replacement. The new MODCON ELX-800FBN boiler is backed by a one-year parts and labor warranty, providing added peace of mind for the property owner.
